New Construction Process

If you are considering or still trying to learn about the new construction process – here is just a quick run down the process. This is by no means an exhaustive list but it gives a general idea of things to expect. I’ve been covering quite a bit of information with new construction you can read through. Feel free to contact me if you have questions or need a recommendation for a custom home builder.

  1. Is New Construction for You? – Read through my prior posts and read the questions to decide if new construction is the right route for you. Be sure to weigh the pros and cons of it as well.
  2. Choosing – You will be choosing your builder and homesite. Possibly both or not depending on if the builder already has a lot. A realtor and builder will help you through this process and can answer a lot of questions. That said, be sure to ask your builder all the questions possible.
  3. Selecting Options – obtain your pre-approval/proof of funding, enter into a contract with a builder and begin selecting options. I would say that is the fun part.
  4. Prepare to Close – you will be do walk throughs, optional inspection and closing day! As a side note: Closing day on new construction differs slightly from a pre-owned home in that there is often a “punch list” of items the builder is responsible for finishing up either on closing day or shortly afterwards. This may include cleaning, touch-up painting, installing landscaping, or changing out locks. You should have the opportunity to go through the house with the builder shortly before closing to add items you notice to the punch list.
